Building regulations now require new dwellings to comply with a maximum air leakage rate. “Air leakage” describes the uncontrolled movement of air into and out of a building. There is a direct relationship between air tightness and energy efficiency. Air leakage can account for substantial energy losses.

Sound
Sound insulation testing became mandatory for all converted dwellings built after 1st July 2003 and all new builds after July 2004. It is a highly skilled process using specialist equipment which must be maintained and calibrated on a regular basis.
